Direct mail still works, but you have to be intentional in how you use it. If you just send the same mailer over and over, people will ignore it. The key is making your mailers useful, personal and worth keeping. Here are 10 useful tips I’ve seen agents use to get better results from their real estate mailer campaigns.

Tip 1: Target high turnover neighborhoods

A neighborhood’s turnover rate is one of the most important data points to consider when choosing an area to send mailers to. Focusing on areas with a 5% or higher turnover rate will dramatically increase your response rate and chances of generating a sale.

Tip 2: Tie mailers to local events

Is there a neighborhood event coming up that you can piggyback on after you’ve sent out your mailers? If so, bring a stack of branded coupon postcards from Boomerang DM or some just-listed flyers to hand out at the event.
