The best real estate virtual tour software for 2025 (+ free options)
By Andrea DixonNovember 13, 202512 mins read3 Views
Are virtual tours finally ready for their close-up? We think so. Not long ago, Matterport was the only serious player in the virtual tour software space. Their tours were revolutionary, with a catch — they forced you to buy a camera that probably cost more than your first car.
Today, Matterport still dominates the virtual tour market, but a wave of new startups all promise “good enough” virtual tours you can capture with just your iPhone. Are they worth it?
To find out, our team of experienced agents reviewed dozens of options to pinpoint the best virtual tour software for 2025. We considered tour quality, pricing, ease of use and advanced features including AI. Whether you need dozens of tours for an apartment complex or just one for a luxury listing, you’ll find it here.

Matterport: Best for luxury listings & unrivaled tour quality
Tour quality:4.9 out of 5
Rating: 4.5 out of 5.See it live: View example Matterport tour
Why we love it
Even after 14 years, Matterport remains the gold standard for virtual tour software for one simple reason: quality. Whether you shoot them on your iPhone or Matterport’s proprietary 3D cameras, Matterport tours are smoother, sleeker and more immersive than rivals’. They load quickly, and thanks to well-thought-out user experience design (UX), are a joy to use.
Panning, zooming and transitions between rooms are ultra smooth, with none of the stutters or jerkiness that plague other virtual tour software. A handy measurement tool that can measure room dimensions, ceiling heights and more, rounds out the package. It’s an ideal virtual tour solution for luxury listings or any home that demands the highest quality.
What we’d change
While the “dollhouse” view may have seemed cutting-edge ten years ago, today it feels more like a gimmick than an intuitive UX feature. Sure, it feels cinematic, but it’s also slower and more finicky than clicking on rooms on a simple 2D floorplan. While Matterport offers a clickable floor plan, the room renderings can make it difficult to click the right room.
Pros & Cons
Industry-leading virtual tour quality
Dollhouse view trades navigation
Floor selector allows viewers to jump to different floors of the home
Measurement tool measures spaces with 99% accuracy when using Pro 2/Pro 3 Matterport cameras
Custom branding – add headshots, phone number or text
Mattertags – display links to external content such as websites, files or videos
Defurnish tool – removes furniture and clutter
Publish to Google Street View
Dollhouse view sacrifices usability for cinematic flair
Cannot remove Matterport branding from virtual tours
Tours can only be hosted on Matterport’s servers (if you cancel your subscription, you lose your tours)
Pricier than competitors
Pricing
Free plan: Free trial, virtual tours cannot be publicly shared
Starter: $12 per month, 5-20 active tours (depends on number of 360° scans uploaded per tour)
Professional: $58 per month, 12-150 active tours (depends on number of 360° scans uploaded per tour)
Business: $296 per month, 100-300 active tours (depends on number of 360° scans uploaded per tour)
Camera compatibility
Matterport works with: Matterport Pro2/Pro3, Ricoh THETA, Insta360 and LiDAR-equipped smartphones

CloudPano: Best for remote showings & custom branding
Tour quality:4.7 out of 5
Rating: 4.5 out of 5.See it live: View example CloudPano tour
Why we love it
While its virtual tour experience is slightly less dazzling than Matterport’s, CloudPano offers handy features such as live video chat and custom branding to help you convert more leads. Instead of just sending your client a link to your tour, Cloudpano’s CloudPlano Live tool lets you video call them as you virtually walk through the listing together.
Using their software, add your logo, headshot, music, phone number or any text you’d like to your tours quickly and easily. Listing agents who work with relocation clients will get the best ROI from CloudPano’s innovative live video chat and custom branding.
What we’d change
While CloudPano is nearly as feature-packed as Matterport, its tour quality pales in comparison. When you click into a CloudPano tour, the camera pans automatically, which left us feeling a bit queasy. UX and navigation are also clunkier and less intuitive. For example, clicking the dollhouse view button opens a small box on top of the virtual tour, distracting you from the home.
Pros & Cons
Live video chat feature is ideal for remote showings
Adding custom branding and music is intuitive and easy
3D dollhouse view floor plans
Can host tours on your own website or server
Can white label and remove CloudPano branding
Analytics and lead capture tools available on Pro Plus plan
Can host three live tours in free plan (Matterport only allows one)
Publish to Google Street View
Needlessly confusing pricing structure
Tour quality is not on par with Matterport
Lacks advanced features such as furniture removal, measurement tools and AI image enhancement
Pricing
Free version: Limited to three published tours (watermarked with CloudPano logo)
Pro: $19 per month; three published tours Pro Plus: $33 per month – unlimited published tours + advanced features
Business: $125 per month – unlimited published tours + team features
Camera compatibility
CloudPano works with: Ricoh THETA, Insta360, GoPro Max and most 360° cameras

Trolto: Best for AI virtual tours from 2D images
Tour quality:4.7 out of 5
Rating: 4.5 out of 5.See it live: View example Trolto tour video
Why we love it
Trolto is a leading-edge AI startup that automatically creates stunningly realistic fly-through videos from your 2D photos. Upload your listing photos to Trolto, and its proprietary AI automatically generates gorgeous, cinematic videos perfect for promoting your listings on social media. The final product is nearly indistinguishable from that of professional videographers.
While your visitors won’t be able to explore the home via hotspots as they would in a traditional virtual tour, you also won’t need a 360° camera to create them.
What we’d change
While Trolto’s fly-through videos are nearly as immersive as Matterport tours, they are not self-guided. Visitors cannot “walk” through the listing as they can with traditional virtual tour software.
Pros & Cons
Cinematic fly-through videos from still images
Done-for-you Instagram Reels created with AI
Realistic and stylish virtual staging
Content library updated every day
Automated social media posting
Fly-through videos are not self-guided
Pricier than traditional virtual tour software
Creates the illusion of a 3D space, not an actual 360° experience
Pricing
Free plan: Not available
Starter: $59 per month, includes three fly-through videos + all other features
Growth: $139 per month, includes 10 fly-through videos + all other features
Pro: $249 per month, includes 20 fly-through videos + all other features
Camera compatibility
Trolto works with: Any 2D camera

Zillow 3D Home: Best free virtual tour app for Zillow
Tour quality:4.7 out of 5
Rating: 4.5 out of 5.See it live: View example Zillow 3D Home Tour
Why we love it
Zillow’s free 3D Home app allows any agent with a listing on the platform to capture and automatically post high-quality virtual tours. At the same time, its tour experience is not quite as immersive or cinematic as Matterport’s, but Zillow 3D Home offers a more straightforward, intuitive user experience.
Clean, easy-to-read floor plans are visible in the sidebar of every tour, making it easy to jump to a different room or floor without toggling over to a new menu. Zillow designed 3D Home tours for its own platform, but you can also share them on social media or embed them on your website using iframes.
What we’d change
While 3D Home offers unbeatable value for Zillow listing agents, there are a few drawbacks. For starters, 3D Home’s tour quality is lower than Matterport’s. Panning, zooming and transitioning between rooms happen just as quickly, but not quite as smoothly as Matterport.
Custom branding and sharing options are also severely limited compared to other software on our list. You can embed 3D Home tours on your website, but only via iframe. You also cannot remove Zillow’s branding from your tours.
Pros & Cons
Free app for any agent with a listing on Zillow
Floorplan-based navigation is easier to use than dollhouse view
Zillow highlights listings with 3D Home tours in its search results.
Shareable links for social media
Can embed on your website via iframes
Solid virtual tour quality
Only available for Zillow listing agents
Tour quality is not comparable to Matterport’s
Minimal custom branding options
Cannot remove Zillow 3D Home branding from tours
Camera compatibility
Zillow 3D home works with Insta360 and Ricoh THETA series 360° cameras, or any iPhone 7+ or Android 7.0+ smartphone.

Richoh 360: Best for AI image enhancement
Overall Rating:4.6 out of 5
Rating: 4.5 out of 5.See it live: View example Ricoh 360 Tour
Why we love it
Designed exclusively for Ricoh’s THETA series cameras, Ricoh 360 offers busy agents an ideal solution for capturing 3D tours on the fly. A true mobile-first platform, Richoh 360 automatically sends your 3D captures to the cloud — allowing you to shoot, edit and publish virtual tours right from your listing. No trip back to the office required.
Ricoh 360 truly shines with its AI image enhancement, a feature no other virtual tour software offers. Their software automatically enhances your capture’s resolution and brightness, and even straightens crooked images — perfect for capturing listings with poor lighting or limited access.
What we’d change
Although Ricoh 360 offers advanced features such as AI image enhancement, tour quality is significantly lower than Matterport’s. Transitions between rooms feel abrupt, creating a less immersive experience.
Pros & Cons
Unlimited active tours on entry-level plan
AI image enhancement
AI video maker – automatically generates videos from your virtual tour
Custom branding
2D floor plans available for $20 per floor
Analytics and visitor tracking
360° captures are uploaded straight to the cloud (no SD card required)
Automatically creates hotspots for each room
Can host and embed tours on your website

Our methodology: How we chose the best virtual tour software
HousingWire has been the destination for industry leaders and decision-makers to stay informed and stay ahead of what’s going on in the U.S. housing industry since 2008.
We bring decades of combined experience in the real estate industry as agents, brokers and marketers to find the best tools for every type of agent, broker and team. We also crawled the web so you don’t have to, analyzing a sample of reviews across social media, the Better Business Bureau (BBB) and online discussion forums.
To determine which virtual tour software is best for industry professionals, we’ve analyzed dozens of products and platforms, weighing the pros and cons of each alongside both quantitative and qualitative data like price, special features, ease of use, return on investment, client support and customer reviews.
The full picture: Virtual tour software
Today’s virtual tour software offers an unbeatable ROI for real estate professionals. Whether you invest in a sophisticated, feature-rich platform like Matterport or use Zillow’s free software, you can create stunning virtual tours to wow your clients and increase engagement with your listings without breaking the bank.
Luxury agents will see the best ROI from Matterport’s uniquely immersive tours and advanced features, such as AI-powered furniture removal and measurement tools. While Matterport can be significantly more expensive than rivals, even at higher tiers, Matterport will likely be the least costly line item in your marketing budget. An extra $20 or $30 per month is a small price to pay for a more impressive marketing portfolio.
High-volume listing agents, property managers and relocation agents should choose CloudPano for its affordable bulk pricing and remote-showing tools. Finally, agents with limited access to their listings or those who want to leverage the latest in AI technology will find a lot to love with Ricoh 360’s AI-image enhancement and Trolto’s leading-edge AI-powered fly-through videos.
