Meaning that the housing correction in these markets could get worse in 2026. Meanwhile - cities like Columbus, Indianapolis, and Cleveland are now gaining people - indicating the Midwest could be on the road to continued home price growth next year. And could supplant the south as America's migration magnet.
Why? Well, it's all due to affordability. Data from Zillow on home values shows the Midwest markets are much more affordable in 2025-26 than the Sun Belt, on home prices and mortgage rates relative to income. This affordability is now driving people to move back to the Midwest, and causing home prices to grow.
